Should you clean your windows before selling your home in the Inland Empire?
A guide for home sellers and listing agents in Ontario, Rancho Cucamonga, Upland and nearby cities: when to clean windows, in what order and what a one-time visit costs.
Short answer: Yes, clean the glass before the listing photos, and book it a few days before the photographer comes. In a survey of real estate agents, 88% of sellers' agents recommend cleaning the entire home and 77% recommend improving curb appeal. That National Association of Realtors survey did not ask about windows alone, and we found no study that ties window cleaning to a sale price.
A one-time exterior cleaning of a 1,500 to 2,200 sq ft single-story home is $180 with us. Adding screens, tracks and inside glass is $320. No plan is needed.
What the sources say, and what they do not
We opened four pages. Only one has survey numbers, and none of them measure window cleaning on its own.
- What agents recommend. In the survey, 91% of sellers' agents recommended decluttering, 88% recommended cleaning the entire home and 77% recommended improving curb appeal. These are shares of agents who made each recommendation. The survey had 1,266 usable responses, a 2.5% response rate.
- Same NAR report, on staging. 29% of agents reported that staging their sellers' homes led to a 1% to 10% increase in the dollar value offered. 49% of sellers' agents observed that home staging reduced the time homes spent on the market. Staging means arranging a home to show it. It is a wider category than cleaning, so do not read these as the effect of clean windows.
- HomeLight. Its photography tips say to make sure all of your window coverings are clean and open before the shoot. It also cites a photography company's study that homes with top-notch photos sell faster than ones with average or low-quality photos. That number is about photo quality, not about windows.
- HomeJab. Its checklist says windows and mirrors reflect light and can detract if dirty, and to clean both sides.
- OTBX Air. An older photographer's checklist lists "Windows (Inside & Out)" and says the cleaning tasks are "ideal to do the day before the photo shoot."
In short: agents and photographers say clean glass helps in photos, and the survey data supports cleaning the home in general. No source we opened says by how much clean windows change a price or days on market. We will not guess a number.
A timeline before photos and open houses
This is practical advice, not a rule from a source. Adjust it to your photographer's date.
| When | What to do |
|---|---|
| 2 to 3 weeks before photos | Tell us in the quote notes if you see white mineral spots on the glass. We will text you for a photo and quote the removal, not priced in advance. See our hard-water guide. |
| 1 week before | Finish landscaping, pressure washing and anything that makes dust or splashes. Then book your window visit for after those jobs. |
| 3 to 5 days before photos | Exterior windows, screens and tracks, and inside glass if you want it. This leaves a day or two to fix anything the weather undoes. |
| The day before | Wipe interior mirrors, shower doors and sliding glass touch-ups. HomeJab notes that bathroom mirrors and shower doors often show water spots. OTBX suggests doing the main cleaning the day before. |
| Photo day | Open all blinds and shades, as HomeLight says, so the clean glass lets light in. |
| Before an open house | Check for dust and spots. If it blew hard since the photos, a second visit may be worth it. Ask for a price on the quote page. |
The order that saves redoing work
- Outside first. Rinse and clean exterior glass before the inside, so you see through to the final result and nothing drips on a clean pane.
- Screens and tracks with the exterior. Dirty tracks show at the bottom of each open window and in close-up photos.
- Interior glass last. Do it after painting, repairs and heavy cleaning, which raise dust.
- Sliding doors get a close look. They are the biggest glass in many photos. We count each sliding door as two windows.
- Leave window coverings for the shoot. Clean and open them, as HomeLight advises.
Hard-water spots and Santa Ana dust
Sprinkler overspray leaves white mineral spots that a normal wash may not remove. HomeJab lists water spots as something to watch on bathroom glass. Our guide shows how hard the water is in 20 nearby cities and what removes the spots. We quote spot removal from a photo; most homes land around $6 per window on top. We do not promise every spot comes off.
Dust is a timing problem near Ontario. Our Santa Ana guide says the winds blow mostly from October through February. If your photos or open house fall in that window, book the cleaning as close to the date as you can. A second visit after a wind day is a separate job with its own price.
Turn sprinklers off the night before, so fresh spots do not dry on the glass.
What we charge for a one-time visit
These are one-time prices for a single-story home, estimated by home size. If you know your window count, the quote tool uses it instead.
| Home size | Windows (est.) | Exterior only | With screens and tracks | Plus inside glass |
|---|---|---|---|---|
| Under 1,500 sq ft | 14 | $130 | $168 | $224 |
| 1,500 to 2,200 sq ft | 20 | $180 | $240 | $320 |
| 2,200 to 3,000 sq ft | 26 | $234 | $312 | $416 |
| Over 3,000 sq ft | 32 | $288 | $384 | $512 |
The table shows the final price for each option. Screens and tracks add $3 per window and inside glass adds $4 per window to the per-window glass price. The minimum visit is $130, so for the smallest home the exterior-only price is that minimum rather than the sum of its window prices. Two-story homes are cleaned from the ground with a water-fed pole, at about 15 percent more. We do not go on roofs.
You do not need a plan for any of this. A plan lowers the per-visit price if you stay in the home, and you can see them on the plans page.

For real estate agents
If you list homes near Ontario and Rancho Cucamonga, here is how a one-time cleaning works.
- Send the property address and the listing date, or the photographer's date.
- The online quote gives a one-time price for the home. The price is the same for everyone.
- Tell us if the seller will be home, whether sliding doors or high windows are involved and whether you want inside glass.
- We reply with a price. Nothing is booked until you or the seller says yes.
- We do one visit. There is no plan or contract.
We do not pay commissions or referral fees, and we have no agent program. The only credit we have is the neighbor credit: a neighbor referred by a customer gets $20 off a first visit, and the customer gets a free next visit up to $175. It is described on the refer page and is meant for neighbors.
Solar panels on a single-story roof can be cleaned from the ground too. See the solar page.
Common questions
Do clean windows help a home sell?
Agents and photographers say clean glass helps in photos. NAR's 2025 survey found 88 percent of sellers' agents recommend cleaning the whole home. We found no study that measures windows alone.
How far ahead of photos should I book?
A few days ahead. Book hard-water spot removal earlier, since we quote it from a photo.
Should I clean the inside and outside?
HomeJab advises cleaning both sides. Inside glass is an add-on with us.
Do I need a plan?
No. A one-time visit is available at the same prices as the table above.
What if wind leaves dust after cleaning?
It can, mostly October through February, according to our Santa Ana guide. Book close to your date. A second visit is a separate job with its own price.
Do agents get a discount or commission?
No. We do not run an agent program. The prices are the same for everyone.
